If you like to search the internet for choices yourself, that's good too. Your selections will be helpful, and combined with those Pete comes up with, the search can be narrowed and refined as you start to actually see the homes.

Pete spent many years on the corporate side of employee and executive relocation, working with real estate companies and his transferees through third party relocation companies, so he understands how it works and how to take much of the anxiety out of such an important period in anyone's life.

Pete wants to represent you as "Buyer's Agent", but will not represent both buyer and seller at the same time, on the same property (know as a "dual agent"). Even though it is legal to do so in Georgia, both Pete and Solid Source Realty, Inc. feel that it is impossible to adequately and fairly represent both buyer and seller in the same transaction.

Most buyers will find that engaging Pete Clay as a Buyer's Agent is the only smart way to go and that it provides substantial advantages and safeguards. Keep in mind that in Georgia, the law requires that you sign a Buyer Agency Agreement before you can have a Buyer Agent represent you. If you do not sign a Buyer Agency Agreement, your agent may be required by law to represent the interests of the seller, and not yours!  If you decide not to engage buyer agency, you will not be represented by your agent to look out for your best interests. The Buyer Agency Agreement will be thoroughly reviewed with you by Pete Clay before you get serious about a property.

This is customarily free to the buyer as the seller pays commission to both agents. Using a buyers' agent allows you to feel comfortable knowing you are making an informed, educated decision.

Many buyers feel they can negotiate a better price by entering into a transaction without agent representation. Unfortunately, some learn the hard way that the skill and knowledge of a buyers' agent would have been substantially beneficial. Having access to detailed market information typically available only to licensed real estate professionals saves valuable time and money.

When sellers sign a listing agreement with the listing broker, the commission is contractually agreed upon at that time. This commission is generally 6% - 7%, depending on the level of service. With Pete Clay, the level of service is always first class, regardless of commission agreed to, and chances are, it will be less than 6%. Usually 3% - 3 1/2% is paid to the seller's agent and 3% - 3 1/2% is paid to the buyer's agent.

If a buyer comes in without an agent, it does not change the negotiated 6% - 7% the seller has already agreed to pay if the listing agent sells the home.

While some agents will compromise a small percentage of their commission if a buyer is without representation, many will not. Even if the listing agent does agree to reduce his/her commission 1% - 1 1/2% for a buyer without an agent, chances are your own buyers' agent is savvy enough to have negotiated a better deal.

Remember, it is a full time job for the real estate agent to know the market and negotiate the best deal based on the factors affecting the transaction. Regardless of how many homes you have listed or purchased without an agent, there are many areas of real estate in which only a licensed real estate agent can excel.

What are your rights if the seller defaults on a signed contract?  What can and cannot legally be asked for during the inspection period? Should you order a survey of your property?  What should concerns should you have during the final walk-through?

Other reasons to use a buyer's agent include:

  • An agent will manage your offers and counter-offers.

  • An agent is familiar with the market and can direct you to information on schools, property values, utilities and other information relative to your desired community.

  • An agent can recognize potential problem areas in a home and can help you avoid properties that turn into "money pits".                                                      
  • An agent can offer recommendations for home inspector, home warranty and contracting services.
